Note:

  • All undertakings to be duly signed by owner and attested by the Oath Commissioner.

Procedure

  1. The Building drawing plan documents will be submitted to Customer Care Counter Nos. 6,7,8 & 9 for detailed checking.
  2. Customer Care Counter will issue payment slip for generation of challan by Finance Branch.
  3. The Customer Services Officer will issue payment challan according to the payment slip which will be paid in branches of banks mentioned on reverse of challan.
  4. A photocopy of paid challan will be attached with the Building Drawings / Plans along-with documents tagged in a file.
  5. Acknowledgment Slip will be issued to client for the submission of Building Drawings/Plans.
  6. After receiving the approval letter of drawing, member will visit Building Control Branch and get the Payment Slip for TIP Tax. Thereafter client will get the Payment Challan from Finance Branch for deposit in National Bank of Pakistan (NBP).
  7. Owner will provide 3 x Copies of Paid Challan to Building Control Branch and collect the Building Drawing / Plan.

Note

  • After approval of Building Drawing / Plan, member will obtain demarcation from DHA Lahore, after which construction should commence within one month and completion of building within two years.

  2. Copy of Completion Certificate (in case of house / building).
  3. Copy of Allotment / Transfer Letter.
  4. Copy of Computerized National Identity Card of owner.
  5. No Objection Certificate from Cantt Board (relating to TIP Tax).
  6. No Objection Certificate from W&R Directorate, GHQ Rawalpindi in case of service benefit plots / plots allotted out of defence quota from GHQ AG’s Branch.

Procedure

  1. Client will submit No Demand Certificate Form along-with required documents to Customer Services Officer (Transfer & Record Branch).
  2. DHA field staff will visit the site in case of constructed house/building for ground verification.
  3. If construction violations are observed, owner will be informed on corresponding address or in case of no violation No Demand Certificate will be processed to Transfer & Records Branch through Finance Branch for clearance of dues and transfer of plot.
  4. The client can check the status and collect the Payment Challan from Finance Branch, DHA office.

Amalgamation Charges  2021-2022 (Residential / Commercial)

Documents Required

Procedure

You are requested to submit following documents (in original) alongwith application to Director Transfer & Record DHA Lahore for amalgamation:-

  • Deposit amalgamation fee Rs.      /- through challan form. Challan form can be obtained from cash counter Finance Branch, DHA Lahore by showing this letter and submit original paid challan.
  • Undertaking on FRS. 100/- stamp paper as per attached specimen duly attested by the Oath Commissioner.
  • Original transfer letters of both plots.
  • Original site plans of both plots.
  • Photocopy of owner’s CNIC duly attested by the Oath Commissioner.
  • 2 x Photographs (passport size) of owner duly attested by the Oath Commissioner.

Procedure

You are requested to submit following documents (in original) alongwith application to Director Transfer & Record DHA Lahore for subdivision:-

  • Original transfer letter.
  • Original site plan.
  • Affidavits on Rs. 100/- stamp paper as per attached specimen duly attested by the Oath Commissioner.
  • Submit original paid challan of sub division fee Rs.       /-
  • Photocopy of CNIC of owner duly attested
  • 2 x photographs (Passport size) of owner.
  • 6 x Copies of ammonia print drawings for each sub-divided unit. Print should be as per approved plan/ drawings.
  • Deposit Rs. 90,000/- (Rupees ninety thousand only) as separate sewer connection charges and Rs. 10,000/- (Rupees ten thousand only) as separate water connection charges through co challan form. Challan form can be obtained from cash counter of finance branch, DHA Lahore by showing this letter and submit original paid challan.

Demarcation of the plot is required before construction. This procedure takes place after the approval of Building Plans.

  5. Photocopy of ‘Drawing approval Letter’ issued by DHA.
  6. Original paid Challan of possession charges for all phases.
  7. Filled Performa – Tentative Work Schedule to be attached.
  8. In case of Basement, “Method of Basement Construction” to be attached as per specimen.

Note:

  • Demarcation is valid for one month only in case construction activity has not commenced.
  • After receiving the demarcation papers, Owner / DHA’s Special Power of Attorney Holder is bound to construct Septic Tank & Temporary Lavatory as per approved drawing within the plot area and both should be ready before the field staff visit.

Procedure

  2. Complete set of documents and Demarcation Forms duly signed will be submitted to Customer Services Officer Building Control Branch.

Procedure

  1. Client can start the construction work after receiving demarcation papers and is bound to construct Septic Tank as per approved drawing and Temporary Lavatory within the plot area.
  2. The application for Temporary Sewerage Connection will be submitted to Customer Services Officer (Building Control Branch).
  3. Septic Tank & Temporary Lavatory (connected with each other) should be ready before the field staff visit within 10-12 working days.
  4. Temporary Sewerage Connection will be provided to particular house / building when Temporary Lavatory has been constructed and connected with Septic Tank.

  6. In case of 10KW or above Solar System is installed, attach a copy of bill from some renowned Solar System provider company on their letter head showing the purchase and installation date of the system. (For houses measuring 1 Kanal & Above) – if applicable

Note:

  • After site visit by the field staff of building control branch and if satisfied with the construction as per approved drawing , having no construction violations, recommendation for opening of both the connections is made.
  • Water & Sewerage Connection will be provided after flooring, plastering, gate, doors, windows, electrification, and plumbing of the house / building are ready.

Procedure

  1. Water & Sewerage Connection Forms are available at the Reception of Customer Care Services DHA Office free of cost .(Download)
  2. After collecting the Water & Sewerage Form client has to visit Customer Services Officer (Building Control Branch) for the preparation of Water & Sewerage Connection Charges.
  3. The client will pay the dues as per Payment Challan in the designated bank.
  4. Acknowledgment will be issued by Customer Care Services (Representative Building Control Branch).
  5. Water & Sewerage Connections will be provided after flooring, plastering, gate, doors, windows, electrification and plumbing of the house / building are ready.
  6. After site visit by the field staff of Building Control Branch and if satisfied with the construction as per approved drawing, having no construction violations, recommendation for opening of both the connections is made.
  7. After provision of Water Connection, previously installed water pump by the owner for construction activities will be removed according to DHA Construction Bye-laws.
  8. Sewerage Connection will be completely opened for the proper out flow after completion of above.

Building Completion Performa (Download)

1.  The Members are requested to apply and obtain the completion certificate of their houses / buildings from DHA, if not received earlier.

  • Application should be on a plain paper addressed to the Director Building Control along with following documents:-
  • 2 x identical colored photographs of front elevation of house / building on photo paper (6″ x 4″ Size) showing complete elevation including berm area / driveway and paved area etc. In case of corner plot, 2 x additional photographs (6″ x 4″ Size) of side elevation are also required.
  • 2 x Set of approved drawing (Ammonia Prints)
  • Original paid challan on account of Completion Certificate Fee.
  • Photocopy of paid challan on account of “Late Completion Charges”. (If applicable)
  • Photocopy of paid already challan of Water & Sewerage Connection.
  • The Members are requested to apply and obtain the completion certificate of their houses / buildings from DHA, if not received earlier.Photocopy of DHA Letter regarding Sewerage Opening (Last paid bill of Water & Sewerage in case of Ex. Air Avenue Ph – VIII).
  • Photocopy of paid challan on account of “Sewer Tempering Charges”.
  • Photocopy of CNIC of the Owner / DHA Special Power of Attorney Holder.

2. It is also advised that the members who have made changes / deviations from approved drawing should submit revised drawing to regularize the construction before applying for Completion Certificate.

3.  On receipt of application for Completion Certificate, DHA field staff will inspect the house / building to ascertain the factual position. If the House / Building is as per approved drawing and contains no construction violation, the Completion Certificate will be issued immediately otherwise observations will be communicated to the Member.

4. If Completion Certificate is not obtained within prescribed period, member shall have to pay fine as decided by the Authority.

5. Transfer of House / Building even on HIBA will not be processed without Completion Certificate.

6. Completion Certificate can also be applied online on DHA E-Services Portal i.e. https://eservices.dhalahore.org

    3. Deposit a sum of Rs.50,000/- (Rupees Fifty Thousands Only) through attached challan form as Debris Security (Refundable).

  2. DHA field staff will visit the site.
  3. A letter will be dispatched along-with payment challan on account of Security Charges and specimen of undertaking (Download) for demolition of house / building to the Director Building Control.

  5. Permission letter for Demolition of House/Building will be dispatched to the owner after verification of documents and inspection of house / building at site.

  2. DHA field staff will visit the site.
  3. A letter will be dispatched along-with specimen of undertaking (Download) for use of adjacent plot as lawn to the applicant.
  4. Undertaking on Rs. 50/- Stamp Paper will be submitted at the Customer Care Services (Building Control Section) by the applicant.
  5. Approval letter will be sent to the Owner along-with Demarcation Forms to apply for Demarcation of the Plot.
  6. After physical demarcation the client can construct the boundary wall (around house & plot) and use the plot as lawn.
